Where the name came from

It started as a line at a BNI meeting

The name came out of a networking room, not a marketing agency. At a BNI meeting in Central Florida, somebody listening to Jeremy McVicker describe what he does for a living made the obvious comparison — to Love It or List It, the television series where a family is asked to choose between renovating the house they have and selling it for one somebody else has already finished. His answer stuck, and it is now the only positioning the practice has ever needed.

The joke works because the show’s format is a false choice dressed up as a fair one. On television the two options are set against each other for entertainment. On a real Central Florida street they are rarely equal. Moving a home like yours costs a great deal — commission, closing, the physical upheaval of relocating a household — and every dollar of it is spent before a single thing about how you live has improved. Put the same money into the house you already chose, on the street whose trees you waited fifteen years to grow, and you are usually still ahead.

That is the proposition, stated plainly: Love It. Never List It. Renovate the home you already chose, to a standard worth keeping — quality work, real value, and a house that finally works the way you want.

How the practice actually works

One crew, one number, one person answering

The trim carpenter who fits your crown molding works for the same practice as the person who priced it. Almost everything clients say they value here traces back to that single fact.

Most renovation disappointment is not a craftsmanship problem — it is an accountability problem wearing a craftsmanship costume. A general contractor prices a job in forty minutes, wins it, then buys the actual work from four or five subcontractors who were not in the room when the promises were made. The homeowner ends up as the only person on site who knows what was supposed to happen, and they are not qualified to enforce it.

Property Fixology is built the other way around. Jeremy walks every project himself and scopes and estimates it himself — the first meeting is for understanding the project and giving you approximate budget numbers, with firm figures set later in a written proposal — so the budget you’re given comes from the person who will be standing in the room when it is tested. The finish trades that decide whether a room reads as considered — carpentry, millwork, tile, the hundred junctions nobody photographs — are in-house. Licensed specialist trades are brought in where Florida law and sense require them, and managed against the same specification by the same person who wrote it. Jeremy is a licensed Certified Residential Contractor (CRC1336073), verifiable on the Florida DBPR register.

One

We won’t take a job we don’t believe in

If the budget can’t carry the image, or the house can’t carry the plan, we say so at the walk-through. We’d rather lose the project than value-engineer it into a disappointment with your name on it.

We’ll tell you to move if moving is right

Sometimes the footprint is genuinely wrong, or the reasons you chose the street have gone. The Love It Quiz exists partly to reach that verdict without anyone having to be brave. And if you’re improving a home to sell, Jeremy focuses the work — trim, paint, flooring, baths, countertops, cabinets — where it adds the most appeal.

We don’t subcontract the interesting parts

Carpentry, millwork and the finish junctions that decide whether a room looks designed stay with our own people. Specialist licensed trades are used where they must be, under the same spec.

One accountable team runs a Property Fixology project. Jeremy leads it, and the finish trades that decide whether a room reads as considered — carpentry, millwork, tile, the hundred junctions nobody photographs — are his own people, in-house. Licensed specialist trades (electrical, mechanical, roofing) are brought in where Florida law and sense require them, and managed against the same specification.

On design, you choose: bring the designer you already trust and Jeremy will build their vision, or, if you don’t have one, he’ll bring in an independent designer. Either way, Jeremy stays accountable for the build.
