Pre-Sale Renovation
If you’re listing, do it right first.
Targeted pre-sale renovations and improvements that can pay back on the listing price.
The honest verdict is the point.
A Property Fixology pre-sale renovation focuses on the targeted improvements that can actually return on the sale price — not generic refresh work that gets discounted by the appraiser. Jeremy walks the home with a sale-ready lens and tells you, honestly, what’s worth doing and what isn’t.
The whole conversation is shaped by the numbers — what each improvement is likely to return, what the local market values, what the timing requires. Sometimes the answer is a kitchen refresh and paint; sometimes it’s nothing, and the home should list as-is. The honest verdict is the point.

The Property Fixology approach
Most pre-sale renovation gets as a package
Most pre-sale renovation gets sold as a package — gut the kitchen, refinish the floors, paint everything. Often the right answer is a fraction of that. Jeremy looks at what specifically lifts the listing price in your neighbourhood, what timing your agent is working to, and whether the budget will actually return on the sale. The conversation can end with him recommending you don’t renovate at all — that’s the honest verdict, and it’s the whole point.
Property Fixology has handled multiple small jobs for us over four years — always reliable, always done right.

FAQ
Pre-sale renovation questions, answered straight
Which pre-sale renovations actually return on the listing price?
Usually: kitchen refresh (paint, hardware, lighting — not a full gut), bathroom updates, paint throughout, curb-appeal work. Often not: full kitchen rebuilds, master-suite expansions, luxury upgrades. The honest answer depends on your home, neighbourhood and timing — Jeremy walks through it with you specifically.
How quickly can pre-sale work be completed?
Most targeted pre-sale work runs two to six weeks depending on scope. We coordinate with your agent’s timeline so the home is ready for the listing date. Tight turnarounds are possible; we’ll be specific about what fits the window.
What if the renovation isn't worth it?
Jeremy will tell you. Some homes list better as-is, especially in fast markets; some need only a little strategic work; some warrant more. The walk-through includes an honest cost-vs-return conversation. If the answer is ‘don’t bother,’ that’s what you’ll hear. Take the Love It Quiz (/quiz) if you’re still deciding.
Do you coordinate with my real-estate agent?
Yes — directly. Most pre-sale work happens on tight timelines, so Jeremy works to your agent’s listing date and keeps them in the loop on progress.
