A Property Fixology outdoor living project treats the lanai, deck, or outdoor kitchen as a full room of the home, not an afterthought. In Florida the outdoor space gets used eight to ten months a year — so we design and build accordingly, to the same standard as the indoor rooms.
Every project handles the climate-specific requirements that catch most contractors out — drainage, storm-grade construction, sun and shade orientation, mosquito and ventilation considerations. Jeremy designs each project around how the family will actually use it across the year.

Most outdoor projects get built as if Florida had two seasons. It doesn’t — it has weather to design around all year. Jeremy plans for the August heat, the October hurricane risk, the January chill, and the way the family will actually use the space across the seasons. The result is an outdoor room that gets used — not a beautiful one that sits empty.

Outdoor living questions, answered straight
How much does an outdoor kitchen or lanai cost?
It depends on size, structure and finish level — a compact outdoor kitchen and a full covered outdoor room are very different projects. You’ll get approximate budget numbers at the walk-through and a firm figure in the written specification.
How do you build for hurricane and storm exposure?
Storm-grade construction throughout. Fixings, fasteners, structural design and material selection all account for Florida’s wind-zone requirements. We don’t build outdoor structures that aren’t built for the weather they’ll face.
Can you integrate outdoor living with my existing pool deck?
Yes. Many projects extend or rework an existing pool deck — adding a covered cooking area, a shaded seating room, or a connected outdoor kitchen. Waterproofing and drainage at the interface get attention from the start.
Do you handle screen enclosures and mosquito management?
Yes — as design-stage decisions. Screen enclosures, ceiling fans for air movement, and drainage to avoid standing water all factor into the original plan, not as afterthoughts.
