Renovation questions, answered straight

The questions Central Florida homeowners ask before they renovate — about cost, timeline, permits, licensing, historic homes, and what it’s like to work with Jeremy. Honest answers, no runaround.

About Property Fixology

Property Fixology of Florida LLC is a licensed residential renovation practice based in Windermere, founded by builder and renovation specialist Jeremy McVicker. It serves Windermere, Winter Park, Winter Garden, Maitland, Baldwin Park, College Park, Hamlin, Oakland, Heathrow and Longwood, across Central Florida. More about the practice →

From a BNI meeting in Central Florida, where somebody compared what Jeremy does to the television series Love It or List It. The serious point underneath the line: renovating is only worth doing when the house is worth keeping — and establishing which situation you’re in is the whole job of the first conversation. Not sure which you are? Take the Love It Quiz →

Windermere (home base), Winter Park, Winter Garden, Maitland, Baldwin Park, College Park, Hamlin, Oakland, Heathrow and Longwood — and the wider Central Florida area. If your community isn’t on the list, ask; Jeremy may still be the right builder for your project. See service areas →

Both. Alongside whole-home, kitchen and bathroom renovations, Jeremy does targeted improvements — trim, interior and exterior painting, flooring, countertop and cabinet updates — that improve how a home looks, works, and (if you’re getting ready to sell) how it shows. See all services →

Cost, process & timeline

Jeremy comes to your home, walks it with you, and talks through what you want to achieve. He’ll explain what’s realistically possible and give you approximate budget numbers. Firm, line-by-line figures come later, in a written specification — before you commit to anything. See how the Method works →

It depends entirely on scope and the condition of the home — a single bathroom and a whole-home renovation are very different projects. You’ll get approximate budget numbers at the first meeting and a firm, line-by-line figure in the written specification, with allowances clearly labelled and nothing reconciled as a surprise at the end.

The first steps — Discovery and Vision — can usually happen within a week or two of your first call. The build begins once the specification is signed and permits are in hand; the written schedule shows every date, permitting included. The five-step Method →

Often, for room-by-room or phased work — we protect the unaffected parts of the house and keep the site clean. Full gut renovations usually mean relocating for a period. Either way, we set it out honestly in the plan before work begins, so there are no surprises.

You’ll hear it on the day. If the footprint is wrong or the reasons you chose the street have gone, Jeremy will say so rather than sell you a renovation that doesn’t fix the problem. The Love It Quiz is built partly to reach that answer before you even call.

Licensing, permits & trust

Yes — Certified Residential Contractor CRC1336073, current and active to 31 August 2028. You can confirm it yourself on the Florida DBPR register .

A licensed contractor can pull the permits your project needs, carries insurance, builds to Florida code, and gives you real recourse if something goes wrong — protections you simply don’t have with unlicensed work. Before hiring anyone, you can verify their licence on the Florida DBPR register .

Most renovation work does. Larger projects run under a master permit, with separate trade permits — electrical, plumbing, mechanical, roofing — added as the scope requires. Jeremy handles the permitting as part of the job, and it’s drawn into the written schedule rather than sprung on you later.

Design & the team

Yes. Bring the designer you already trust and Jeremy will build their vision; if you don’t have one, he’ll bring in an independent designer. Either way, Jeremy stays accountable for the build.

Jeremy runs every project personally — the first walk-through, the specification and the site work. His own crew handles the finish trades in-house; licensed specialist trades (electrical, mechanical, roofing) are brought in where Florida law and sense require them, managed against the same specification. Historic homes & Florida-specific work

Yes — it’s a specialty. Winter Park’s Spanish Revival, Mediterranean and Mid-Century homes are restored with respect for the original architecture, with modern systems and comfort built in without losing the character. Historic restoration →

Yes. Part of the value is knowing what a home of a given era tends to hide — insurability issues in older plumbing, moisture behind late-1990s and 2000s stucco, and whether a house has an engineered load path for storms. The specifics get confirmed at the walk-through and set out in the written plan. Florida-specific upgrades →

Yes. Jeremy works with homeowners and realtors on targeted pre-sale improvements — trim, paint, flooring, baths, countertops and cabinetry — that can improve how a home shows and how well it sells, done by one licensed team on schedule. Pre-sale renovation →
